Upgrade Management

All appliances, flooring, and other finish options are managed under this group.

This team overseeing Upgrade Management will ensure every option installed is done so on time and is free from any defects.

  1. Assist development and leasing team in the selection of appropriate options

  2. Negotiate with vendors to ensure best pricing 

  3. Manage each home’s upgrade package with full-time onsite supervision

  4. Prevent collateral damage when upgrades are installed, i.e. cardboard protection of cabinets & countertops

  5. If needed, bring back vendors and contractors for corrective measures

  6. Provide management reports to keep developer and leasing team updated

  7. Maintain the integrity of the home prior to move in

Punch Out Services

We have punched nearly 20,000 apartments on 70 projects in 13 states. We have the experience and resources necessary to remedy punch items noted on the turnover walk through listed here:

  1. Apply final coat of paint

  2. Cosmetic repairs such as caulk, touch up paint, touch up cabinet door & flooring scratches (does not include replacement of any components of the home)

  3. Adjust cabinet/vanity doors

  4. Install missing, broken, or incomplete door hardware packages including door stops 

  5. Change burned out light bulbs and check electrical outlets for proper operation

  6. Adjust interior doors for proper closure

  7. Change air filter in HVAC unit

  8. Adjust all electrical cover plates, outlets, and fixtures so they are straight and replace them if they are cracked. A fee may apply for replacing fixtures if material not supplied by owner

  9. Test all appliances for proper operation

  10. Test smoke detectors and replace batteries as needed

  11. Install missing/broken towel bars/toilet paper holders and make adjustments as needed

  12. Install fire extinguisher (provided by others)

  13. Sweep/clean balcony floors, glass, and railing

  14. Check blinds for proper operation and make adjustments as needed

Items that fall out of the scope of “punch services” will be performed on behalf of the development team by qualified third party vendors once costs are agreed upon by the developer. A fee may apply for replacing fixtures if material not supplied by owner.

After the list has been addressed, the home will be walked by our quality control team for completeness and functionality of all components and then a final clean will be conducted.

Unit Readiness

This is your opportunity to ensure your renter’s high expectations are met. It is critical to our collective success that a resident’s first visit to their new home prior to move in is not met with awkward surprises.

The TuckerCraft team will perform a quality control inspection to make sure each home is in “near perfect condition.”

After our QC inspector reviews the home and coordinates any remaining adjustment or fixes, the unit will be thoroughly cleaned. The following items will be reviewed by our team:

  1. Use IR thermal imaging cameras to scan the unit for leaks, mold, and other potential defects such as insulation deficiencies

  2. Test all appliances for proper operation and set display clocks with accurate time 

  3. Maintain the HVAC systems including: setting the thermostats to 68 degrees in the cooler months and 78 degree in the warmer months, replacing HVAC filters as needed, and test for sufficient operation of heating and cooling system using an IR thermometer. 

  4. Ensure all lighting fixtures are operating properly and replace bulbs as needed

  5. Operate all plumbing fixtures such as toilets, showers, tubs, and sinks.

  6. Fill laundry traps with water to prevent sewer gas from entering the home

  7. Operate interior components such as doors, windows, and cabinets to ensure proper operation.

  8. Clean each home including wipe down of all surfaces including wood flooring, tiles, counter-tops, cabinetry, interior glass, and appliances.  Also included is vacuuming of carpet, toilet bowl cleaning, balcony maintenance (wipe down all surfaces, inspect for standing water, and inspect duct vents for proper operation and seals)

  9. Test smoke detectors and replace batteries as needed

  10. Inspection of walls and ceilings for defects such as cracked sheetrock seams and scuffed walls

  11. Set all window treatments to a predetermined building standard

  12. Confirm all MEP and appliance manuals are in the home

After all of the above items are checked and verified acceptable, we will then perform a final clean.

Developer Acceptance 

This is the final step in the process of completing the turnover process.

A TuckerCraft representative will schedule a final review of the previously created list with the developer’s representative or leasing team member. 

Once the list has been verified as complete, a TuckerCraft representative will obtain the developer’s final signature stating that they have accepted the home. In the event that items remain on the list or need to be re-addressed, those items will be prioritized for completion as quickly as possible.
